Breaking many of the negative norms of multi-office, franchise company's was a high priority. Communication between our client and customers became paramount.  Mr. Paterson recognized that poor communication effected the whole transaction. Lack of communication leads to a large number of real estate mishaps that could certainly be prevented. They pride themselves on the level of service and communication provided.  They return calls and e-mails promptly. 

Established in 1998, Mr. Paterson has kept the company manageable and productive in the Manning Building adjacent to the Prince Frederick Courthouse on Main Street.

They believe they can only effectively serve one client at a time. They will not lose our relationship with a client they already represent to represent an opposing client within the company. For example, a company representing a Seller and representing a Buyer in the same transaction for a home or residential building site.  Essentially, The same broker telling the seller (whom normally pays the commission) that they are going to protect their sales price and telling the same broker's purchaser they will get a discounted sales price. It's hard to serve two masters and does anyone really get a negotiating advantage?

Simply, It's very hard to be fair to both clients, that's why many companies have you sign a consent for "Disclosed Dual Agency". A single agent is forbidden to represent the buyer and seller at the same time during a transaction.  The buyer or seller must be assigned a different agent within the company. This is required by Maryland State Law. 

Paterson's Preferred Properties is a Single Agency, your interests as a client (Buyer or Seller) is always protected.  You will have the piece of mind on how you will be represented upfront. 

Their responsibility to customers interested in our listing inventory is to always be honest and treat them fairly. They are told upfront that they are sellers agents being paid by the seller. The customer does not sign any agreement to pay commission.  The customers usually enjoy quicker responses and better communication due to having an "In-House" transaction. Most seller's find comfort and assurance in purchasers going through their listing agent. This often leads to a smoother transaction for all.

On the other hand, for Purchasers they represent as Clients in a Buyer Broker Relationship (by written agreement), they use their market knowledge and proven "Buyer Broker" Representation methods to obtain the best sales price and terms for the purchaser. Again, they only "Buyer Broker" properties that are not within the company's listing inventory.
